This thesis attempts to investigate how architectural design can intervene a small scale, systematic densification of existing residential neighborhoods with minimal disruption of the existing urban fabric. Will it be possible to add more density in the city of Los Angeles without major infrastructural investment by utilizing accessory dwelling units, 2D drawing techniques, and universal design guidelines? Accessory Dwelling Units (ADU’s) have recently been legislated throughout California as a way to densify existing suburban single family plots of land in order to help with the regions with housing crisis. The new State Law (AB2299, effective January 2017) applies to the Los Angeles Area and makes it easier to build an ADU on a single family lot. This could in principle double the density in some regions by creating smaller residential units without having to add parking spaces if located within half mile radius of public transit. California’s housing production is not keeping pace with demand. In the last decade, less than half of the needed housing was built. This lack of housing leads to rent and house price increases, as there are more people moving to Los Angeles and the supply does not catch up with demand. With AB2299, this urban problem becomes an architectural problem. According to the California Department of Finance Data, the population of Greater Los Angeles will increase from 17 million to 23 million by 2060. Another major shift in the next few decades is that older adults are projected to outnumber children by 2035. Adults 65 and older will comprise 23.5% by 2060 according to U.S. Census Bureau, this demographic change will require different housing configuration to fit users’ needs. With this recent changes of regulation in mind, this research and design investigates the Boyle Heights neighborhood in Los Angeles with the aim to reimagine the premise of ADU’s and to offer new typologies that create a denser fabric and offer vertical solutions that can be incrementally developed lot by lot. Individual units are expressed as distinguishable entities through variations of color, form, and texture.
